Beam Park

Working with Countryside and L&Q, we are creating a new community on the former Ford factory site at Beam Park. Occupying 31-hectares of brownfield land, Beam Park is one of the UK's largest urban land transformations.

Located between two London Boroughs; Barking and Dagenham to the west and Havering to the east; this GLA-owned site introduced a particular set of challenges relating to placemaking, connectivity, ground contamination, flood risk and lack of infrastructure. Close consultation with both boroughs was key to developing a coherent approach to the masterplan which was submitted to both councils as a hybrid application and approved following a GLA call-in and hearing in February 2018.

Beam Park creates unique settings for living and provides an active framework for a resilient London community. Our 3,000 home hybrid masterplan sought to reimagine this blank canvas, carefully arranging a wealth of community uses, homes and commercial spaces around a central park, defined by the River Beam.

The first phase of the scheme is served by a new C2C rail station and health centre. Each borough will also gain a new school to serve this new part of London. Other supporting amenities include: nursery, retail, multi-faith centre and leisure facilities.
